The Roommates – SYMVOULOI MICHANIKOI O.E. (Consulting Engineers), based at 64 Michail Karaoli St in Xanthi and in continuous operation since 2011, supports private owners, professionals and businesses at every stage of a property. From the first idea and the design, to the building permit, the construction and the energy upgrade, we handle the entire process with one point of contact and one responsible team.

Our aim is to keep things simple for you: you describe what you want to achieve for your home or business in Xanthi and the wider region, and we plan the route — technically, in terms of permits, and financially. If you are abroad, we can run the whole process remotely and keep you updated in English. Below you will find the main areas of our work.

Design, studies & in-house permits (e-Permits)

We prepare architectural, structural, energy and electromechanical studies tailored to the real needs of each project. The firm issues permits in-house, through the Greek e-Permits system: building permits, small-scale works permits, legalisation and settlement of unauthorised constructions under Law 4495/2017, as well as operating licences. Property valuations by a certified valuer

Founder Anneta Tselepi and the firm are certified property valuers, registered with the Technical Chamber of Greece (TEE–TMEDE), with the Association of Valuers of Greece (AVAG / Σ.ΕΚ.Ε.) as expert valuer, and with the Register of Certified Valuers of the Greek Ministry of Finance. We prepare reliable, well-documented valuation reports for purchases and sales, bank financing, parental gifts, inheritance and investment decisions, in line with European Valuation Standards. Energy upgrades, renovations & construction

We upgrade the energy performance of existing homes and buildings — thermal insulation, window replacement, modern heating and cooling systems — and we deliver complete renovations and new construction with a clear schedule and cost control. From the design to the finished result, the project stays with one responsible team, delivering an outcome that is both attractive and practical for your family or your business in Xanthi.

Support with state grant programmes

Many upgrades can be subsidised. We guide you through the active Greek programmes — «Exoikonomo» (Save Energy), «Anakainizo» (Renovate), «Change Heating System» and «Home Renovation» — from the initial eligibility check and the preparation of the supporting documents, to the submission and management of the application file.
